SAP Calculations for New Builds
When embarking on a new build SAP Calculations are a crucial step in demonstrating compliance with Building Regulations, specifically Approved Document L. Before any construction begins Building Control requires this calculation, to ensure your project is on the right track.
The SAP Calculations are completed in two stages:

STAGE ONE
Design-Stage SAP Calculation
In the design stage we’ll evaluate your dwelling based on the detailed specifications you provide including:
- Design drawings: Scaled floor plans, elevations, sections, and site plans.
- Construction details: Walls, floors, roofs, windows, doors, and insulation specifics.
- Mechanical and electrical specifications
- Renewable technologies and any other elements that impact energy use and CO2 emissions.
We use specialised SAP software to assess your design’s compliance with Building Regulations. If the initial design doesn’t meet the required standards we’ll suggest cost-effective adjustments such as improved insulation, higher performance glazing, heating system upgrades or greater airtightness, to help you achieve compliance.
Once finalised, the design will be used to produce Design Stage SAP Calculations for New Builds reports for Building Control.
STAGE TWO
As-Built SAP Calculation
After construction is complete an air pressure test is conducted to measure the building’s airtightness. The results of this test along with the final details of your building services (such as hot water, heating, and ventilation) are incorporated into the SAP Assessment. This final step produces an accurate Energy Performance Certificate (EPC). The As-Built SAP Calculations for New Builds and EPC are then submitted to Building Control.

Overheating Assessment – using the simplified method or TM59 Dynamic Thermal Modelling. This is required by Building Regulations for new dwellings and should be carried out at design stage.
Airtightness Testing – this is required by Building Regulations for new dwellings. It is recommended to carry out the testing when construction is complete, with the doors and windows installed before laying flooring and installing furniture.
Part G Water Calculations – this is required by Building Regulations for new dwellings, to ensure water usage does not exceed 125 litres per person per day.
Energy Statements – this is now required by many Local Planning Authorities as part of the planning application.
